Located 55kms from Abeid Amani Karume International Airport sits Xanadu’s Luxury Villas in Zanzibar, this Opulent, enjoyable retreat, exceeds your expectations with nine uncompromising villas on a stretch of pristine white sandy beach. Xanadu is unmatched in Zanzibar, crafted holistically out of a desire to breathe, using local and environmentally friendly materials for the buildings.
Xanadu has been built using Tanga Stone from the mainland and recycled Dhow boat wood for the majority of our carpentry are only 2 examples but very visible in the design. Supporting local and using traditional manual building techniques reduces our carbon footprint and assists with job creation and skills development.
Guests enjoy exceptional all-inclusive cuisine prepared by the culinary team of international and local chefs. Your private butler is there to assist throughout the duration of your stay. For the adventurous, Xanadu’s helpful staff will arrange a variety of excursions around the island. VILLA ALFAJIRI: Alfajiri Villa (Swahili for Dawn) (120 square meters) 1 bedroom sea-front villa greets the sun each morning over the Indian Ocean and is the perfect retreat for honeymooners to begin their life together. Nestled amongst established gardens and sandy beach pathways.
This intimate 2-storey villa boasts a spacious ground-floor lounge area with a private plunge pool and a first-floor bedroom with an ocean view from the balcony, living, and dining area as it features an outdoor shower and direct beach access.

A 2-storied villa, Kimwondo boasts a spacious bedroom with an en-suite bathroom on the ground floor, detailed with luxury finishes and custom cathedral windows.
The exterior staircase is where this villa truly makes its statement. With the rooftop plunge pool and the terraced lounge, this Villa becomes the perfect platform for intimate moonlit dinners, twilight dips, and late-night stargazing. The presidential villa, fit for a sultan and his bride, features a majestic ground-floor lounge and private pool, and first-floor and second-floor bedrooms. The second-floor bedroom has private access to our second rooftop pool.
